Use it on every listing you take
Stage every vacant room, put a twilight shot on every exterior and make a video for every listing, at our wholesale rate instead of retail. Your sellers will notice. So will the ones who are interviewing three agents, when you show them this comes with every listing you take.
Give it to your brokerage
Put the brokerage’s name on the door and hand it to every agent in the office. You can include it free as a perk, or charge a small fee that covers the cost. Either way, it’s a recruiting pitch the office down the street can’t match.

Let me let you in on a little secret
First, here’s what agents pay today for AI staging and video. These prices come straight off the apps’ own pricing pages, at budget, mid-range and premium apps:

App prices are from the published pricing pages of popular AI staging and listing video apps in September 2026: budget apps charge about $1 a photo on their starter plans (bulk packs of 100 or more go as low as 25¢ to 40¢) and about $15 a video, mid-range apps $2 to $5 a photo and $20 to $29 a video, and premium apps $7 to $10 a photo and $59 to $79 a video, with some walkthrough services charging well over $100.
That last column is the one nobody in this business talks about. It’s what the AI actually costs to run, and I know it to the penny, because we pay those bills every day.
There it is. A staged room that sells for $1 to $10 costs about 5¢ to make. That’s a markup of 20 to 200 times.
And look at the bottom row. The same month of work costs about $13 to make, and agents pay anywhere from $105 to $777 for it.
The apps aren’t doing anything wrong. They have ad bills and salaries to cover, and they’re entitled to a margin. But right now, the margin goes to them.
Most agents have no idea. So do me a favor and keep this one between us, at least until you’re the one charging for it.
What it costs to make is what we pay the AI companies per job as of September 2026: about 5¢ for a staged image and 30¢ to 35¢ for each video clip (a listing video is ten short clips).

Here’s the part most people don’t expect. The AI underneath is much the same whether an app charges $1 or $10. What you’re paying for at the top end is how well it’s tuned: furniture at the right scale, windows and floors left exactly as they were, and a result good enough to go on the MLS the first time.

One studio per 10 miles. When your territory is taken, it’s gone.
Here’s the rule: every studio gets a 10-mile territory around its owner’s office. Once a territory is taken, I won’t build another studio with an office inside it for anybody else, for as long as the owner keeps theirs running.
I do it because it’s the only way this works for the owner. If three agents a few miles apart each opened a studio, they’d spend their time undercutting each other on price and none of them would do well. With one owner per territory, you’re the only agent in your area who can offer the others a studio of their own.
It also means there’s a clock running. Sooner or later, another agent near you is going to read this letter, and the only question is which one of you applies first.
On top of that, every studio gets a real person on my team who builds it, loads your prices and stays with it until you’re taking payments. That doesn’t scale the way software does, so we start five new studios a month. Do I need to be good with technology?
No. We build it, host it and keep it running. If you can post a photo on Facebook, you can run your studio, and we’ll walk you through all of it on a screen share before you launch.
Is it really mine?
The brand, the web address, the prices and the customer list are yours. The engine underneath stays ours: we license it to you and keep it running and up to date, which is the part you’d never want to maintain yourself anyway.
Will my customers see VirtualStaging.com anywhere?
No. Your studio carries your brand, and as far as your customers are concerned, it’s yours.
Can I set my own prices?
All of them, and you can change them whenever you like. We’ll suggest a starting point based on what sells at VirtualStaging.com.
Do I have to sell it to anybody?
No. A studio that only ever stages your own listings, or only serves your office, is still well worth owning.
Am I allowed to run a side business like this as a licensed agent?
Selling marketing services to other agents is a common side business, and it has nothing to do with your license. Some brokerages have rules about outside businesses, though, so check with your broker before you launch.
What about MLS rules on virtually staged photos?
Most MLSs require virtually staged photos to be disclosed. Your studio can put a small “Virtually staged” label on every image, and you decide whether it’s on by default.
What happens when AI gets better?
Your studio gets better with it. We update the engine for VirtualStaging.com, and every studio built on it gets the same update at no extra cost.
How does the 10-mile territory work?
We draw a 10-mile circle around the office address on your application, and nobody else can open a studio with an office inside it. If you work a rural area where agents drive farther, we can talk about a bigger circle on our call. Either way, your territory goes in writing before you pay anything.
Does that mean nobody near me can buy staging from you?
VirtualStaging.com keeps selling to agents everywhere under its own name, the same as it does today. What you get is the only studio of its kind in your territory: no other agent within 10 miles of your office can open one on our engine.
What if I want to stop?
Your first year is paid up front. After that you can stop at the end of any month, and your customer list goes with you. Your territory opens up again for the next agent who applies.
